Tax savings compare standard deduction vs homeowner itemized deductions using 2026 federal rates and the latest 2025 California FTB rates; it models mortgage interest, property tax, federal SALT, and PMI where selected. Duplexes are modeled as owner-occupied with one personal unit and the remaining units rented; the homeowner mortgage-interest cap is applied after the owner-occupied allocation. Rental income, allocated rental expenses, extra rental operating expenses, 27.5-year residential depreciation on an assumed 80% building basis, passive-loss limits, stock gain tax on liquidation, and an approximate rental-side duplex sale gain/recapture tax are included. Take-home estimates subtract Social Security, Medicare, California SDI, and pre-tax monthly medical/benefit deductions, but do not model credits, AMT, exact withholding, retirement deductions, suspended passive-loss carryforwards, cost segregation, primary-residence gain above the exclusion, or advisor-specific tax treatment.
